Concord Moderate Income Homeownership Opportunity!

Black Birch Lottery – Over-55 Housing – New Construction

April 28 Open House 5-6:30 pm & Info Session 7 pm.  Applications accepted through June 1 @ 1pm.  

Applications are being accepted for an affordable, age-restricted, MODERATE INCOME housing opportunity in Concord, MA. Three new construction homes on Forest Ridge Road at Black Birch Condominium in Concord, will be offered via LOTTERY to selected eligible moderate income households with complete application packages. Two affordable 2-bedroom units at Black Birch will be offered at $335,000 and the one affordable 3-bedroom unit at Black Birch will be offered at$399,000.  

These new construction units, affordable to moderate income households, feature a family room, dining room and kitchen with stainless steel appliances, in an open floor plan, as well as a first floor master suite with full bath, plus a half bath and laundry room. A second bedroom and full bath for the 2 bedroom unit are also on the first floor. The 3 bedroom detached unit has the additional bedrooms, full bath and a loft on the second floor. The 2 bedroom units are approximately 2130 square feet. The 3 bedroom unit is approximately 2,400 square feet. All units have an unfinished basement, porch, deck and 2-car garage.

All units in the development are age-restricted for households with a member over 55. Children younger than 18 may not be full time residents.

Small Grants Program Applications
due June 30, 2016!


Would you like up to $5,000 for home repairs
with no obligation to repay?

This time it really isn’t too good to be true.

The Concord Housing Development Corporation is accepting applications for the Small Grants Program, designed to provide assistance to Concord residents to make repairs and alterations to their homes for safety and health reasons.

Use the money for:
Minor plumbing or electrical work light carpentry doorbell switch window repairs broken or clogged gutters or downspouts door repairs porch repairs lock repair replacement cement work or masonry repair tiling plaster patching sheet-rock repair touch-up painting smoke/CO2 detectors weather stripping bathroom grab bars interior painting or wallpapering and more

The process is designed to be simple and quick.  To be eligible:
  • The property must be in Concord, and must be your primary residence.
  • You must plan to stay in Concord for the next 12 months.
  • Your income can’t be higher than the median income in this area.
  • Your home’s assessed value must be lower than the median assessed value.
  • You must let the Concord Housing Development Corporation know before you list your house for sale.
Applications will be evaluated and prioritized based on health and safety considerations, and financial need of the applicant.  Grants are awarded twice a year, with applications due at the end of January and June.
